What property managers get from us
We understand the constraints property managers work under — the time pressure, the budget line items, the fact that your maintenance staff can't do everything. When there's a real electrical issue, you need someone who shows up, knows the building, does clean work, and gives you documentation that closes the ticket.
From single-family rentals to the largest multi-family properties and commercial buildings, we bring the same crew to the same buildings. When something goes wrong at a tenant's unit, one call gets it triaged, dispatched, and closed out.
The commercial electrical services we do for property portfolios
- Tenant unit electrical repairs — outlets, switches, panel issues, dedicated circuits
- Multi-meter service panels and repairs — the backbone of multi-tenant billing
- Common-area lighting — hallways, parking lots, exterior, emergency and exit lighting
- Service upgrades — when a building's electrical demand outgrows the panel
- Panel replacements — including Zinsco and Federal Pacific replacements demanded by insurance carriers
- Sub-metering installations — so tenants pay for what they actually use
- Troubleshooting — the intermittent stuff that has already been "fixed" twice
- Emergency and after-hours response — nights, weekends, holidays
How we work with property management companies
Most of our property management clients are on an informal retainer — we're their first call for anything electrical. We keep records of every panel, every install, and every fix at every building, so the next tech (from our crew) walks in already knowing the layout.
Invoicing is clean. Line-item, time-and-material, no flat-rate padding. If you need it broken out per unit or per building for tenant chargebacks, we do that.
