What insurance carriers are asking for

The past few years in California have been rough for property insurance. Wildfires and water losses have pushed carriers to tighten underwriting, raise rates, drop certain areas entirely, and demand documented upgrades on the buildings they still cover. This is what the industry calls a "hard market" — and it's not going away soon.

For commercial property owners, this means insurance renewals now come with electrical questionnaires and property inspections. If you can't show compliance, you can lose coverage or fail to place a new policy at all.

The three things carriers are focused on right now

  • Documented upgrades on buildings from before 1990. Older commercial buildings almost always need proof of electrical modernization — a re-panel, updated grounding, a service upgrade — before a carrier will bind or renew.
  • Zinsco and Federal Pacific panels have to go. These panels are known to fail — arcing, overheating, breakers that don't trip on fault. Every major carrier now requires them replaced. No exceptions.
  • GFCI receptacles wherever the code calls for them. Kitchens, bathrooms, basements, laundry, garages, outdoor outlets. If your building doesn't have them everywhere it should, that's a finding on the inspection.
